			Quinta das Eiras is a beautifully restored large three bedroom house located in Alvorge just 8km from Ansião.
			Quinta das Eiras stands at the end of a traditional Portuguese village with beautiful views, only 5 minutes drive from shops and restaurants. The house has three bedrooms and sleeps up to 6. One bedroom is located on the fround floor and the other two on the upper floor, both with verandas overlooking the grounds and have beautiful panoramic views. There is L-shaped swimming pool, large garden, games room (a small stone cottage), barbecue area, badminton field, archery and private parking. For your comfort, centrally heated (winter season) and cooling fans (summer season)
			The main entrance opens onto a spacious hallway, the fully fitted kitchen has a fridge/freezer, dishwasher, microwave, hob, kettle and toaster, all pots, pans and crockery are provided.
			Across the hall is the spacious lounge dining room which has comfortable seating, traditional fireplace, satellite tv, dvd player and collection of dvd's, CD player/radio and some books. The dining area has a large table with 6 chairs. French doors lead out the terrace and swimming pool.
				Ground Floor Bedroom The ground floor bedroom has two single beds, bedside tables with reding lamps, fitted wardrobes, chest of drawers and large mirror above. Ground Floor Bathroom The spacious ground floor family bathroom has a walkin shower, toilet, bidet and vanity sink unit with Mirror above.
			1st Floor Master Bedroom The master bedroom has two single beds with beside tables and reading lamps, chest of drawers with mirror above and french doors that lead out to a private terrace overlooking the swimming pool and gardens.
			The en-suite bathroom has a walkin shower, toilet and vanity unit with mirror above.
			1st Floor 2nd Bedroom The 2nd bedroom has 2 single beds with bedside tables and reading lamps, chest of drawers with mirror above and a door leading out to a private terrace.
			Outside Areas Exclusive to the villa is a large gated private parking area, an L-shaped swimming pool with sunbathing terrace (for safety the area around the pool is gated and fenced) and a barbecue area.
			Quinta das Eiras has a large garden with its own games room (a small stone house) which has table games, cards, dominos, darts, TV, CD player/radio and Playstation II with games. The games room also has a mini-bar (drinks are not included in price; please see price list).
			Outside the games room is a large stone threshing circle sun terrace overlooking the garden and wonderful panoramic views. Pathways wind through the garden past a water feature and established plants down to an area exclusive for archery.
				At the end of the garden is a hard surfaced badminton court and a gate that leads out to walking trails. One of the trails leads to renovated windmills with fantastic panoramic views of the distant mountains and the beautiful valley full of vineyards and olive groves. Close to the windmills is a picnic area, ideal for family picnics or to rest a little bit after a pleasant stroll through the village.

			Location The village is located only 8km North from Ansião; 40km from the Silver Coast; 30km South of Coimbra and a short from other towns such as: Penela, Soure, Condeixa-a-Nova, Alvaiázere, Figueiró dos Vinhos, Castanheira de Pêra, Pedrogão Grande, Pombal, Leiria, Tomar, Figueira da Foz and places of interest such as: Conimbriga ruins, Coimbra monuments, castles of Gerumelo, Penela, Pombal, Montemor-o-Velho and Tomar templars castle, inland river beaches, dams and waterfalls
